Remember good old Waldo? What a fun game that could keep me going for hours sifting through the crowds of images to finally spot him, the game was meant to be fun but its no fun in real life when your Realtor disappears on you but it happens all the time. I refer to these agents as “list em and leave em” agents.
The average listing agreement is 6 months in our area, this means you are now doing business with the agent you selected for 6 months with no way out of it unless you AND the agent agree to cancel it once signed. So, what if you list it and the agent turns into Waldo? Heres a few tips before signing the bottom line:
- Ask for referrals
- Ask how much business they have done in “your specific” area – if they have done allot chances are there name/reputation is good
- Ask how they will be following up with you and when during the process
- Ask if there is any “escape” clause in the agreement in case things between you just goes bad
I feel very strongly myself that selling homes for my clients is a two way business agreement, we need to communicate and work together and the agent you select should have that as well otherwise you may not only trying to find a buyer for your home but trying to find your agent too!
