Thinking of selling and don’t know where to start? That’s OK, selling a home in any market, especially this one can be a scary proposition but with the right preparation can still be successful when all the pieces are put together int he right order.
I have read so many blogs and “how to” articles on selling real estate that did nothing more than tout the agent writing it I could be sick. Yeah yeah, you’re the best, here is my 5 page bio and now call me because I have 20 designations behind my name – big deal!
There are many ways to look at selling a home but there is only one result you want – SOLD. So how do we get there and what can you do to ensure you see a SOLD sign and not a expired sign.
Start With The Motivation:
Why are you selling? Are you motivated enough to price properly in the current real estate market whatever that is? You need to understand what it may take to get the property sold, this is not just so the agent you choose knows he or she can get the deal done but it’s for you, yes you. If you list a property knowing it must be in the $210,000 range to actually sell but you want, for whatever reason $230,000 are you willing to stage, declutter, leave the house on a moments notice for showings, keep your property spotless and go through the inconveniences of selling when the desired goal most likely won’t come?
Do You Know The Market:
I don’t expect you to know the market inside and out or go view every home for sale near you but the agent you choose should. Review the com-parables with an open mind. Many sellers don’t see value in any com-parables and say “that area is not as nice as mine” or “that home has 1 less acre” or “my sister knows those people and says they NEED to sell that’s why it’s at that price”. While these points are a real feeling, the buyer does not care who “needs” to sell and who would “like” to sell, they don’t.
Buyers looking for homes simply look at price vs. amenities in whatever area they want to live. Buyers also look at most everything for sale in that area and price range so they know the market well and will spot a overpriced home like a red glove lying in the fresh white snow.
Price It Right:
Study homes for sale like you’re looking for one. Remove yourself emotionally from the price and base the final decision on true value. When you’re shopping for a T-Shirt at Target the maker / designer did not price the T-Shirt $10 higher than every other white T-Shirt because he or she “felt” it was better. If you have something that truly is better and not just because you chose the paint colors and designed the new deck then compare using that and list it higher if applicable.
STAGE STAGE & STAGE:
Remember the last time you sold a car? I bet you did not drive it down a gravel road after a fresh rainstorm then toss all your fast food wrappers on the floor did you. Well why not? Because that would be stupid, that’s why. Your home is the same thing. Buyers look at clutter, they look at your stuff and they use their nose to smell. If you’re selling and not willing to stage properly your not only going to cause yourself aggravation with negative feedback you will cost yourself money with low-ball offers.
Choose The Right Agent:
To me this is one of the most important things on that ‘To Do” list when selling. I will say right up front I would love if you called me, but if you don’t at least consider these things when selecting an agent:
You are going to be with this person for up to 6 months, do you get along? Sounds funny doesn’t it – get along? Who cares, you should. Communication in any relationship is key and selling real estate is a relationship.
Does the agent use technology or rely on the Sunday paper – I think the Sunday paper still goes out doesn’t it.
Does the agent know the area? Have they been in the homes that you’re competing against to ensure your priced properly.
Does the agent understand your needs or just theirs?
Communication – what does the agent do to communicate with you?
These were just a few things and there are many more but I promised I would not make it all about that so that’s enough for now.
Last But Not Least:
Listen to feedback, market activity reports & updates so you don’t end up chasing the market. You always want to be ahead not behind.
