Alright, let’s be honest, most agents would freak out if they knew I was posting this:-) It’s probably not just real estate agents though. Stage your home. Yes, I realize you may feel underwhelmed about that tip but here’s the deal… IT WORKS! Many sellers simply think they’ll straighten up a bit, clean, and call it good. Now while that’s better than doing nothing, actually staging the home using a professional takes it to another level entirely. When I am out on showings and we have 5 homes to see for example, we see two in a row that are just a “tidy up” and they look nice enough, but then go in one that’s staged and presented very well it just stands out and buyers react differently.
Tip #2 to sell your home for more money in 2019
Market it as a “coming soon” if time allows. Many home sellers know they are going to list in 2 or 3 weeks on the MLS. If you know you are going to list soon consider listing now but get it out there as a coming soon listing until you’re ready for those showings in a couple weeks. A coming soon listing can create excitement, excitement can create demand, demand can create an increase in value.
Tip #3 to sell your home for more money in 2019
Have your agent reach out the the agents that sell the most in the area you live. Most agents never do this, they just assume they will see it on the MLS. Now while this is true, what reason would there be to not send something? Have your agent send a hand written note or an email to the top 5 agents in your area just giving a heads up about the listing and thanking them in advance if they can show it. How can that hurt? It can’t is the answer. Agents are people too and like to do business with others they like as well so everything counts.
Tip #5 to sell your home for more money in 2019
Price, ugh, you knew it was coming:-) Another one that seems obvious but isn’t always looked at with care. A good way to establish this is to look at sold properties, actives are fine as well but they do not carry as much weight as sold. Look at solds within 3 to 5 miles if you can, same school district when possible, same or similar beds, baths and amenities. Now, you will never find the exact comparable to yours so quit looking for it. Get as close as you can and go from there. Look at the photos, be objective, price it correctly among the solds and active competition.
