Not only does the MLS offer a coming soon category now, but any agent worth his or her salt will have a dedicated web-site page, and social media platforms surrounding this very category. If they do not, well, that’s an issue. Many agents still rely on the good old MLS and a yard sign. In a hot market that sometimes is enough, in a competing market, or slower market, this is NOT enough. - Get them from the FIRST showing. Did you realize that no agent ever needs to set up a showing on your home, and you still may have had a hundred showings or more? How is that possible? The first showings you’ll ever get are on-line. In today’s world, buyers first see your home on the MLS, agents websites, and social media. I’ve heard sellers say “I had a house on the market for 2 weeks and no showings”… that’s not true. Buyers are like any other person, they are human and react off feelings. What feelings is your online presence conveying? To capture a buyer from the first showing you MUST ensure your online brochure is top notch. This can be achieved with professional photographs, nicely written verbiage explaining the amenities in a clear, short, and effective manner while promoting your home on the most popular social platforms. - Would you buy a dirty and cluttered car for top dollar? When you sold your last car or traded it in did you get it washed first? Perhaps even detailed? Vacuum the interior and finally get that stuck gum off the floor mat? Did you empty the trunk out or did you leave your gym bag, jumper cables, and old flat spare tire just laying there? Of course you cleaned it up, why would you treat your home any other way? It’s a shame how many sellers barley do anything to get their home showing at its best.
