Don’t Get Caught Without A Home Inspection

October 17, 2008 //  by Derrick Monroe

To Inspect Or Not To Inspect?

Buying a new home may be the biggest investment you’ll ever make.  Although the process is exciting, it quickly can be overwhelming and stressful.  While the home you have chosen may seem like the perfect property from the outside, unknown defects can quickly swallow your equity and turn those dreams into nightmares.

With hail storm, power outages that may have left sum pumps not working to foundation issues you may not see a home inspection is very cheap insurance.

The main idea behind an inspection is to fully understand what you’re getting into so you can make an informed decision if the home is right for you and at what price based on the results. While I encourage home inspections are not to pick little floor scratches or that the fascia could use a little extra paint they are there and should be used to determine if there is a defect you can not see, did not see and poses an issue to re-sale, safety, equity and the overall comfort of the home.

Home inspections typically take around 2 1/2 hours depending on the size of the property.  I would recommend you as the buyer attend the inspection to learn not only about the fundamentals of the home and how things work but to see the issues if any for yourself.

If you choose to hire an inspector, hire a pro.  Don’t go cheap or your buddy who says they live in a home so they understand what to look for, good inspectors are trained on what to look for and they give you a detailed report when complete.

Buying a home is a great experience and should be a wonderful adventure for you; don’t let issues that could be prevented leave you feeling like you are now trapped in a home you wished you had never seen.

We work with home buyers every day and understand the home buying process and would be happy to recommend some inspectors as well. If you are looking to buy a new home give us a call today at (612) 282-7653 or contact us on this page and we would be happy to help you through every step.
