Rockford started out many years ago around 1855 with the first settlers George Ames and Joel Florida. Over they years the Rockford real estate market has been growing from both mobile home parks being introduced to housing developments such as Maplewood Manor, Autumn Oaks, Woodhill addition, River Oaks and more.
The Rockford housing market has been comprised of single family homes and more recently many new town homes. The housing market is a big topic in any area right now but what is happening in Rockford MN?
Currently form 01/01/2008 – 6/12/2008 19 single family homes have sold compared to last year same time 29 properties sold. This year as of today the average sale price vs. list price has been 95% on average to 2007’s 97% and the days on market have increased from 124 in 2007 to 187 in 2008.
What does it all mean? The market is still moving, properties are taking longer and experiencing about 2% – 4% less than the previous year in sale price but overall not a bad market compared to many areas around the country.
The biggest competition for many homes in Rockford’s current real estate market are the new homes available. With builders running on heard of specials and discounts it makes it harder for “regular” sellers to compete with the big companies out there. Home values in Rockford are definitely behind where they once were but with a properly staged, priced and marketed home Rockford will still remain on the move.
