When you list your home for sale the process is pretty much the same whether it’s a condo, town-home, single family home, land or a cabin type property. You can sell the home on your own, better known as for sale by owner (FSBO) but most people, especially in this market, conclude that’s way too much trouble and simply not worth it. Most of you reading this are most likely first time home sellers which can be exciting – you may be moving up to your next level home or relocating to a new and exciting area. Whatever the case we will take you step by step through the home selling process.
What should I List My Home For?
There are many factors that go into determining a properties value: location, condition, curb appeal, amenities, area, schools and overall market conditions. The best way to determine these factors and establish a realistic sale price of your property is through an experienced Realtor.
Signing A Listing Agreement & Filling Out The Property Disclosures:
So you have determined price and selected a realtor to sell your home. Now you need to do some paperwork to get it listed on the MLS for buyers to find. The listing agreement takes care of the price you will ask, the length of the agreement, commissions you agreed to pay the Realtor to sell it and other terms and conditions. In most common cases you will be required to fill out a sellers disclosure form at the time of listing. The seller’s disclosures provide potential buyers the known condition of the property to the best of your knowledge.
Market Time & Buyer Showings:
After signing the listing agreement your Realtor will typically put the property for sale on the MLS at this point and start the home marketing plan you discussed. Buyers will schedule times to look at your property and determine if it’s a fit for them. The buyers will be accompanied by their agent and you should receive some feedback from the agent on how the showing went although it’s not mandatory for agents to do so.
The Call Comes In – You Have An Offer!
When an offer comes in your Realtor will discuss with you the pros and cons about the offer, help weigh the options for you and either counter the offer or accept it. There are many items to consider on an offer, not just price:
The Offer Has Been Signed!
Between the signed offer for your property and closing many things happen: Inspections, appraisals, title work and so forth. Consult with your Realtor on the timelines as many will need to be met to keep things on track.
The Closing:
The closing of your property is where you will sign over the deed or title to the property to the new buyer. The buyer provides the agreed upon monies for the property to the seller and keys are exchanged.
