One of the great things about Rockford, Minnesota is its small town community yet just 25 minutes west of Minneapolis. Located in Hennepin & Wright County Rockford is split by The Crow River, Rockford has great real estate. There are many advantages to living in Rockford such as that small town feel that has been lost in so many other cities, shopping & locally owned businesses, movies in the park, Rockford River Days and neighborhood nights out to the diverse selection in housing.
Rockford offers some of the nicest and established neighborhoods, securing investments and offering a wonderful way of life. Neighborhoods that are of exceptional value include:
Hurst Woods: Located on the northern side of Rockford the Hurst Woods neighborhood is one of the newest. One of the unique features that have drawn many Rockford home buyers to Hurst Woods is the setting, originally a 70 plus acre home site tucked in the woods the developer, Lennar Homes took great care to maintain the majority of the fully grown trees and generously landscaped the neighborhood with multiple boulder walls that truly make this one of Rockfords premier neighborhoods. Homes in Hurst Woods range from the mid $200’s to the upper $300’s and some custom homes more.
Shadow Ridge: Shadow Ridge is located directly on the southern border of Hurst Woods and has homes that range from $225,000 to $350,000. Open to any home builder there is currently only one lot left for sale. Shadow Ridge also sits directly across Jansen Ave Se and The Crow River that displays some wonderful colors in the fall along the rivers banks.
Woodhill: The Woodhill neighborhood consists of homes mainly built in the late 90’s to early 2000 range and has been a great choice for many buyers. Home buyers in Woodhill have told me they fell in love with the rolling streets and natural wooded landscape that really set it apart from other Rockford neighborhoods they viewed. Another advantage to Woodhill is it selection of homes and price ranges. Homes in Woodhill range from $175,000 to $325,000 so theres something for most every Rockford home buyer.
Autumn Oaks: As one of the biggest neighborhoods in Rockford, Autumn Oaks offers perhaps some of the most diverse selection in prices and home styles. Autumn Oaks is located on the southern side of Hwy 55 and just to the west of The Crow River. The type of homes you will find for sale in Autumn Oaks are split entries, 3 level, 4 level, two stories and ramblers or one story homes. Price ranges here start at $150,000 and can reach $350,000 towards the back of the neighborhood along River Oaks Drive. Autumn Oaks has been a great choice for families as well since there are so many neighborhood families, in neighborhood parks and walking trails near by.
Winfield Ponds: Built exclusively by Ecklund & Swedlund construction this neighborhood has many phases and is located off CR 33. Many home buyers we have worked with choose Winfield Ponds do to its family atmosphere and very wide range of home styles, being near the Rockford schools didn’t hurt either. The majority of homes in Winfield Ponds were built in the 90’s but construction started in the 80’s.
Marsh Run: Rockford buyers looking for townhomes rather than a single family may just find themselves in the Marsh Run neighborhood. These townhomes range in price from low $100,s to $200,000 and are two story style units. One of the nice features of Marsh Run is the easy access to commuting on hwy 55 and the lower price range for first time home buyers.
Parkwood: One of the draws for Rockford home buyers in the Parkwood neighborhood is its trails, ponds, views and selection of both townhomes and single family homes. Built exclusively by Lennar Homes in the late 2000’s, homes in Parkwood range in price from $150,000 to $300,000. This is a great family neighborhood and the home styles consist mainly of two story homes and multi-level townhomes.
